Gafcon, a member of the GISI Consulting Group, reached a major milestone in Compton College’s new on‑campus Student Housing project with the successful placement of all 89 volumetric prefabricated modular units.
This milestone sets the foundation for the next phase of construction and moves the College closer to delivering more than 250 beds and essential student‑focused amenities. The project broke ground on the 2.95 acre site in early 2025 and remains on track for completion in Summer 2027. Using a volumetric modular approach allowed the team to streamline construction, maintain consistent quality, and minimize on‑site disruption.
A Unified Team Driving Project Delivery
As Construction Manager, Gafcon is working closely with Compton College and the full project team to deliver a critical housing solution for the College’s housing-insecure and low-income student population. In partnership with the Volz Company, Gafcon is overseeing bidding, construction, managing schedule and budget, facilitating communication among all project partners, transitioning to a 24/7 community, and ensuring the College’s vision is successfully executed.
State-Backed Housing Designed to Meet Students’ Needs
Supported by more than $80 million in 2022–2023 state funding under AB 183, the $80.4 million project reflects Compton College’s commitment to expanding stable, affordable housing for its housing‑insecure and low‑income student population. Upon completion, the three‑story community will feature dedicated study areas, communal lounges, a landscaped courtyard, and student‑centered support spaces that align with the College’s mission to expand access, equity, and opportunity.
Supporting a Statewide Need
The project comes at a pivotal time for higher education institutions across California, as colleges work to address increasing levels of student homelessness and housing insecurity. In 2025, the Research and Planning Group for California Community Colleges (RP Group), in partnership with the Community College League of California’s CEO Affordability, Food & Housing Access Taskforce, released a statewide study examining basic needs among community college students. Drawing on responses from nearly 77,000 students across 102 colleges, the report found that two‑thirds of students experienced at least one form of basic‑needs insecurity, and 20% reported experiencing homelessness within the past year. These findings highlight an urgent need for expanded, affordable student housing to support long‑term educational success.
