The Bombay Dyeing & Manufacturing Company Ltd. (BDMC) has selected GISI Consulting Group company Hill International as the project management consultant (PMC) for the landmark Three Island City Centre (Three ICC) project in Mumbai.
A Luxury Skyline on the Rise
Three ICC is a prestigious luxury residential development featuring three towering high-rises and over 240,000 m² of built-up area. The 45-storey Tower A will stand 170 meters tall across 37 residential floors, while the 60-storey Towers B and C will soar to 240 meters with 58 residential floors each. The complex will integrate a five-level podium with parking, two basement levels, service floors, and an amenity deck that includes landscaped gardens and a swimming pool. The three new towers are located on the same parcel as One ICC and Two ICC, two existing 60-storey towers previously constructed by BDMC with Hill as the PMC.
Navigating Complexity
Three ICC is a complex mega-development in one of the world’s most densely populated urban centers. The project’s complexity stems from several factors:
- Scale and Height: The three towers will rise to 170 and 240 meters, demanding advanced structural engineering and stringent safety protocols for high-altitude work.
- Urban Constraints: Located in Mumbai’s city center, the site offers limited space for staging and logistics, requiring precise scheduling and just-in-time material delivery. The Hill team will have to carefully review work plans to help optimize logistics, promote safety, and minimize disruptions to operations at the adjacent One ICC and Two ICC towers.
- Integrated Design: The project combines luxury residences with shared amenities, a multi-level podium, and complex MEP systems, necessitating meticulous design coordination and BIM technology to avoid clashes.
- Aggressive Timelines: With completion targets set for 2027 and 2028, Hill must deploy robust scheduling tools and proactive risk management to keep the project on track.
- Regulatory Compliance: Navigating Mumbai’s building codes, environmental standards, and sustainability requirements adds another layer of complexity.
